232-Unit Post-Hurricane Restoration
Completed restoration of 232 individual residential units following Hurricane Helene, including repairs to ground-floor units that sustained flood damage of up to eight feet and a complete clubhouse remodel. Project complexity extended well beyond the physical restoration work. FEMA-related requirements necessitated detailed blueprint documentation identifying every square foot of drywall replacement, along with individual permits for each residential unit---totaling 232 permits. Additionally, existing railings were reinforced to meet applicable deflection and stability requirements without the expense of complete replacement. A custom-engineered mounting solution designed by Tom Crosier, CGC, provided a cost-effective alternative, achieving code compliance at less than 10% of the cost of complete rail replacement.

120-Building Reroofing Program
A phased tear-off and reroofing program involving 120 buildings, with approximately one building to be completed each month over a 10-year period. This project is in progress. The roofing system features a manufacturer-backed warranty that includes building contents. Qualification for this warranty requires an established installation track record, initial training, and continuing education. The manufacturer inspects each phase of installation, followed by a detailed inspection of every foot of roofing seams at completion. Installations are graded on a scale of 1--100. Our projects have consistently earned grades of 94 or higher, typically achieving scores of 97, 98, or 99. Despite its enhanced warranty coverage and rigorous quality-control requirements, the system costs only modestly more than conventional roofing alternatives with more limited warranties. When evaluated over the system's service life, the annualized cost can be lower. A maintenance program was also established to address leaks as they arise on buildings scheduled for future replacement.

Balcony Restoration & Waterproofing
Restored multiple balconies experiencing deteriorated concrete, improper drainage slopes, and failing balcony edges. The work included raising existing air-conditioning units to meet applicable building-code requirements, including associated electrical work; removing defective and improperly sloped cement; and rebuilding deteriorated balcony edges beneath the railings where concrete deterioration posed a falling-debris hazard to parking areas below. All surfaces were mechanically ground to sound concrete. New cementitious slope materials were installed to direct water toward centrally located drains, followed by installation of a vehicular-grade waterproofing membrane.
Restored six levels of common-area walkways providing access to residential units. Work included removal and disposal of existing carpeting, removal of deteriorated and improperly sloped cement, replacement of failed concrete areas, and preparation of all surfaces to achieve sound concrete substrates. New cementitious slope materials were installed to direct water toward exterior scuppers. A decorative waterproofing membrane was then applied in a custom pattern selected by the property owners.

Five-Story Tear-Off & Reroof
Completed a tear-off and reroofing project on a five-story building using a roofing system with manufacturer-backed warranty coverage that includes building contents. The project also required elevating existing air-conditioning units onto aluminum support frames 18 inches high to meet applicable code requirements. Recognizing the importance of air conditioning in Florida, we developed a coordinated installation plan that limited the interruption of air-conditioning service to approximately two hours. Attention to detail is extreme. Even the fastening hardware is taken into consideration by our Team as this is a key component to long term performance. The elevated frames are aluminum so the hardware securing the parts must be aluminum. Otherwise "dissimilar metals" are in contact with each other. This causes accelerated corrosion and the premature need for replacement of the aluminum stands and / or hardware. Additional work included securing loose railings and completing substantial concrete repairs.

Milestone & Concrete Restoration
Conducted a Milestone inspection and repaired deficient building components, with the majority of identified deterioration affecting the concrete baluster railing systems. Some balusters were repaired using conventional concrete restoration methods, while others required complete replacement. A significant challenge was reproducing discontinued baluster profiles from the 1970s. To achieve a close match to the existing architectural design, we created custom molds from existing baluster profiles, cast replacement components using high-strength cementitious material, and assembled the resulting sections. Following completion of the corrective work, the property passed its Milestone inspection conducted by an independent engineer.

High-Rise Post-Tension Cable Repair
Completed a highly specialized post-tension cable repair involving a cable failure within a high-rise balcony floor. Post-tensioning systems use highly tensioned steel cables embedded within concrete slabs to provide structural reinforcement. These cables are strategically positioned during construction and secured by specialized anchorage systems. Exposure to moisture and salt air contributed to corrosion and the eventual failure of the cable involved in this project. When the cable snapped, the sudden release of stored tension generated substantial force, displacing furniture inside the adjacent dining area, including overturning a table and sofa. Fortunately, no one was home at the time. Our team had the specialized experience and capabilities required to perform the repair, working in coordination with the project's engineers. The repair was completed without reported complications before, during, or after the work. Safety Consideration: Post-tension cable systems require specialized knowledge, careful planning, and appropriate engineering oversight. Accidental damage or cutting of a tensioned cable during concrete restoration can result in a sudden release of stored energy, potentially causing severe injuries or death, structural damage, or other serious consequences. Our experience with these systems helps us recognize these hazards and implement appropriate precautions during restoration work.
